Blocked drain in a golf resort: why it differs

Resort properties fail in their own way: long empty periods, irrigation all summer, and shared infrastructure. What that means for a blocked drain.

The same blockage, a different building

A blocked drain is a blocked drain. What changes on a golf resort is everything around it: how often anybody is there, what else is on the site, and who is responsible for the parts that serve more than one property.

That matters because the first question we ask on any drain job is “has this happened before, and is anyone else affected”. On a resort, both answers are usually more complicated than on a street.

Empty for months, then fully occupied

La Cala Golf is a resort above La Cala de Mijas with three eighteen-hole courses, Campo Asia, Campo Europa and Campo America, and villas and apartments spread around them. Cabopino Golf and Miraflores Golf have the same rhythm on a smaller scale.

A large share of that property is seasonal. It is shut for weeks or months, then occupied by a full house for a fortnight in August, then empty again.

Two things follow for the drainage. The first is that traps dry out while nobody is there, so the first day of a stay smells like a drain and gets reported as a blockage when nothing is blocked. The second is that a waste system which has been unused for months is suddenly asked to carry a family’s worth of showers, laundry and cooking in one afternoon. If there is any build-up in the run at all, that is when it announces itself.

That is not bad luck. It is a predictable consequence of intermittent heavy use, and it is why a resort property can be fine for years and then block twice in one season.

Shared plant, and who owns it

Most of these urbanisations have communal infrastructure: pump sets, tanks, sometimes a shared wastewater arrangement rather than a straightforward connection to the mains.

That matters the moment a blockage is not inside your own four walls. If your waste goes into a shared run or a communal pump station, clearing your own trap will not fix it and the community is the party that has to authorise work on it.

We cover that division properly in who pays when the shared stack blocks, but the short version for a resort is: find out what your property connects to before you assume a blockage is yours. Ask the administrator. They will know.

What we actually find in resort drains

In practice, the callouts sort into four groups.

A dried trap. The most common by a distance. A smell in a bathroom after a long absence, with nothing wrong with the pipe. Costs almost nothing to put right.

Hair and soap at the shower gully. Same as anywhere, but with a hard-water contribution that narrows the waste year by year until a normal amount of hair finishes it.

Fat and food in a kitchen run after a full house has been cooking for a fortnight. On a run with a shallow fall, which much of the older resort stock has, it does not clear itself.

Something solid that has been pushed further along by a previous attempt. A pressure flush on an object wedged in a narrow run will make the problem more expensive.

In every one of those cases the fix begins with knowing which of the four you have, and that usually comes from a photograph rather than a description.

Why the visit matters more here

On a town job, a plumber who needs a part can be back in twenty minutes. On a resort above La Cala, the drive is short but the site is not: gated access, a security barrier, a property that may be at the end of a service road, and nobody there to let you in.

Send the gate information with the job, say whether anyone will be on site, and photograph the trap and the access. It is the difference between one visit and two, and on a Friday before guests arrive the second visit is the one that costs you.

The honest limit

We work on domestic plumbing. We do not touch course irrigation, pool plant or the communal pump station itself. What we do is establish where your responsibility ends, clear what is yours properly and test that it flows, and tell you plainly when the problem is on the other side of that line.

If you are in La Cala Golf or over at Cabopino and something has backed up, send the photograph and the access details. We will tell you which of the four it sounds like before anyone drives up the hill. Our blocked drain page sets out what the clearance actually involves if it turns out to be one.
